Property managers reminded to conduct gas safety checks
Landlords and property agents must ensure their gas appliances are serviced and maintained and that gas safety checks are completed, it has been claimed.
The
Health and Safety Executive (HSE) has issued the reminder after a Tamworth man was fined £2,000 and ordered to pay £2,220 in costs over an incident which saw four people taken to hospital suffering from suspected carbon monoxide poisoning at a rented property.
Managing agent Paul Bird pleaded guilty to four charges under the Gas Safety (Installation and Use) Regulations 1998 over the incident, which took place on December 11th 2008.
British Gas and HSE investigators identified that the back boiler, gas flue and gas fire at the property were immediately dangerous.
HSE inspector Andrew Bowker said approximately 20 people are killed every year by carbon monoxide poisoning due to unsafe gas appliances and flues.
He added: "Landlords and managing agents must ensure that their gas appliances are checked for safety on an annual basis and are suitably serviced and maintained.
"Mr Bird fell well below the required standard and it was fortunate those affected recovered quickly."
Last month, the Western Morning News reported that many hotels and guest homes in Devon and Cornwall are failing to adhere to fire safety standards.
